You can usually run a few lamps, alarm clocks, phone chargers, etc no problem, but if the tenant wants to (say) use a hair dryer in the bedroom, they might end up popping a breaker.If you have to run a new circuit just for the window unit(s), consider putting a single outlet next to each unit, instead of the common duplex outlet.

If you planned for 6 months of holding, but take 12 months to finish the project, even a relatively small $100/month insurance bill takes another $600 from your bottom line, so imagine the possibly ballooning of costs when you add them all up: taxes, utilities, lawncare, alarm, etc, etc.

Vector Control - if they fail to care for the pool and it were to turn, you might also be subjecting yourself to a visit from the County Vector control agency in their attempts to mitigate the mosquitos...which are really bad this year in CA btw.Alarm -  an additional consideration might be (if not legally required) to install the alarms at the doors leading to the pool which sound/beep/alarm when those doors are opened.I hope this list provides at least some initial considerations related to renting a property with a pool.

We manage quite a fe 2-4 unit properties and here is the break down:- If you have a 2-unit aka duplex you do not have to have common electric and separate meeter for it, nor fire alarm system. - if you have 3-4 units you must have a fire alarm system and you have to have annual inspection/certification of it.

They made sure all the sprinkler heads in the condo were exposed and pressurized, and that all the smoke detectors were hard-wired and had battery backups and were working, and that the alarm sensor was active.
