I have not used it in over 25 years as a full time gig.. but I am a broker so I don't need to be paying any other fee's than CE and registration for the state so less than 500 bucks every 6 years..

Can't even let your kid run a lemonade stand without wondering if they are going to get busted for no license/permit.Respectfully,Gary I used to be able to do HML in Oregon with no license.. you still can in all but 12 states.. but for us in those 12 states we need NMLS registration and state license and yearly CE. of course your conventional mortgage lenders need license in every state..

Before you make your final decision as to your title-holding entity, do your homework on the differences between LLC, S-Corp, reg Corp, and Living Revocable Trusts (aka Land trusts.)I'm not an attorney, but after using trusts in holding title to dozens of properties over the last 18 years, I can tell you that for me, they are hard to beat: minimal set-up costs, no state transfer taxes, no annual state taxes, no extra accounting fees, no annual registration costs, no minutes, no separate tax returns to prepare, no due-on-sale/transfer liability with banks, no nuttin!

We almost did that but with the warranty expiring on my car and the registration costs here in AZ the NPV analysis I did still said that the higher cash flow was more valuable for me sooner and less risky.

To the LLC topic, when we set up an LLC it means this: include the State registration, pulling an EIN (optional, but to create a truly separate entity, should be done), put together an Operating Agreement (even if you are the sole member, because again, this is part of business formalities necessary to show in a court that you're intention was to make the LLC separate from you personally); and yes, you should open a separate business bank account for the LLC (because comingling funds in an account under your personal name is the easiest way for a suing attorney to collapse the LLC).

All that would be displayed is a redacted DL for visual confirmation and a contact form for the selected LL, no defamation, no indication of whether or not they were evicted or didn't pay, just a simple 'Request Contact Info by Email' form (would contact the specific LL by the provided email at registration).A site like this would have to be heavily moderated for LL registration and a LL adding him/herself to a particular tenant as a previous reference.
