The only people taking returns that low have significant amounts cash and they are in capital preservation mode.We do a nominal fee for a credit/background check and the client pays for the appraisal.

I am not sure how zoning works but I imagine you could make a case for preserving the history/building (not sure on the age of yours). 

@Brian Eastman I see your perspective, though it seems more geared towards those focused on preservation rather than growth.

Fear is the brain's way of self-preservation and you should learn from it but of course not be paralyzed by it.To that point, it's great that you're taking the approach of having a reserve fund.

More likely more along the lines of cash preservation and a lot more conservative like bonds and treasury bills.With that kind of scratch all you need is 3% annually even 2% would get you 400k!
