I owned a Hard money company in Oakland CA in 1988... and the man I bought it from started it in 1950'sHML at least in our neck of the woods in those days were 80 10 and 10 seconds. banks would not lend more than 80% on any asset no matter what.. so many folks could scratch the 10% together but not 20% especially in high dollar bay area..
