The entire purpose of your lease is to eliminate grey areas and by negotiating, you are creating them.

"I thought/wanted the walls painted grey, not tan".When it's finished and rent-ready, you can say "What you see is what you get".Good luck.

A tenant isnt going to care if its agreeable tan or agreeable grey. 

Paint all the walls and rooms the same color, I use chic grey and bright white for trim.

Anyway, he decided not to pursue our house, and maybe because of the fee - I don't know exactly.There is a lot of grey area in fee refund and I try to keep it black and white.

I agree grey is being surpassed by white.But, there is grey, and there is grey.Not all greys are the same.I don't do AirBnB (own or stay) , butOne of the decorators I worked with explained to me on a whole house basis they are trying to create a feel.
