Just some info about me that could be pertinent: My main objective for investing is cash flow with an emphasis on buy and hold.

We were in Orlando just a few months but stayed at one of the Disney resorts, but when we went out, say, to Walmart or the shopping mall, everywhere was buzzing with people and you can tell it was a global crowd. 

If so I would put more emphasis on higher cash flow.

I will tell you that while I place a heavy emphasis on the market numbers, I place just as much of an emphasis on where I have the best team. 

Also, with AirBnB being a global company, it’s easy to find a market with a lot of volatility and see how it reacted.

And a $425k house in a private, gated, ocean view surf community with $200/night vacation rentals is $5M+Additionally with the recent agreements between all North American nations and the cost of energy only expected to remain elevated, Mexico in general is poised for a continued increase in foreign investment and high tech manufacturing near shoring by global companies including the likes of Samsung and Toyota.I've personally gone so far as to get licensed as a real estate broker here and have begun working with one of the top brokerages in the area, with plans to join a local Realtor Board soon. 

However, if you've become very experienced in negotiating and determining value in a market yourself, then it saves a few bucks when negotiating off market deals.I don't see why people put so much emphasis on avoiding a commission. 

Non-stabilized Properties are really hard to get financing for, unless your global financial picture is solid.

What I'm getting from this is to put less emphasis on adjusting comps and more on finding the most similar comps within a reasonable radius.
