The constant drumbeat of payoffs will result in you spending a lot of time on paperwork to originate loans and facilitate releases, plus servicing costs (subtract that from your return too!)

Wholesaling is usually done with contract assignment but it can also be facilitated with options agreements where the potential buyer pays the seller a fee to give the buyer the option, but not the obligation, to purchase the target property for X dollars and before a specified date.  

I would recommend working with an experienced self-directed facilitator or attorney if in doubt.

Wholesalers have many legal hurdles to clear.Not having the intention and ability to perform, is not dealing in good faith, the contract is invalid.A contract made for the purpose of facilitating an illegal act is not valid, if you have no intention of buying, don't have the ability to buy, the contract is only made to establish an agency relationship or allow activities that are otherwise restricted or not allowed, the purpose of the contract is questioned.

Some of those companies are custodians, some are TPAs (third party administrators), and some are facilitators.
