My research has turned up that the property is owned free and clear by an elderly woman. 

It was rented to 3 elderly persons (retired), a couple and the wife's sister, all 3 of them have been on the lease for the past 2 years.

I would venture to guess they may be elderly or have medical issues that are a factor here.

I have a potential deal on the table in CT that would require the Buyer to inherit a elderly tenant.

Students, recent college grads, divorced people looking to stay close to their children, elderly or widowed looking to downsize, etc, etc.  

The condo bellow her is owned by an elderly lady who passes away a few month's back.

Unless a college town or a senior type community 1/1's are not as favorable.The reason is if someone gets married, has a family, elderly parents need to move in, etc. there is not enough space.With a 2 bed those are the sweet spot for apartments.

No interested in selling)Then last week the same elderly lady called me 30+ times in two days (before I blocked her) leaving messages that were either illogical and/or threatening to call her lawyer because my postcard was harassment (I only sent one).I'm sure I'm not the only one with stories.  

Tell them your elderly mother inherited the property & you really want to do the right thing and get the property up to code etc etc.

It is in good shape structurally but was an elderly persons house so no updates in decades.
