If I were to purchase a property subject to existing financing, I am ultimately taking control of the title and the property while making loan payments that are still in the sellers name.

in general is there a rule of thumb when it comes to how much $ to set aside for each rental property. $ that would be used for repairs, to cover late rents, etc...?
