The one that's due and on certain occasions the following month. 

I might have to change my strategy back to F&F and pickup B&H's on occasion when the deal is just right or I have accumulated enough cash as to where I can get a B&H and pay in full.

I have seen on many occasions where an investor will speak with the executor/heir and at that time the investor could not get the price they needed... and moved on to other deals... only to find out a month later someone else got the property.Always... always... always... follow-up.

Less people around, less traffic, etc but more interest from the local constabulary on occasion.

I've actually been solicited by the banks on a few different occasions to assume the payments.
