I have the masters and there is no add on type availability in this home. 

Just to add on to the original discussion..what if an investor is buying a duplex using an FHA loan and rents only one side of it and leaves the other side vacant for 1 year.

If this were a new tenant application, we'd pass, but since it's an add on to an existing tenant, and the current tenant has been good, we're considering.

For example, Vandalism & Malicious Mischief is an endorsement (add-on) with many DP1 insurance policies, and is not always automatically included.

It was all basic so no add-ons.

An option we're thinking is to buy a property, add on, and such.

I am aiming to try and do one more primary house hack at the end of the year - hopefully a duplex and then maybe add one more SFH rental by mid 2024.  

My first reaction was to tell the agent and broker to take a hike...to me this is clearly some add-on fee used by the broker to increase their profit margin on smaller transactions.
