Remember, when screening, you are looking for any reason to reject applicants not reasons to accept.These applicants have failed my initial screening as being contenders on my list, not necessarily off the list but defiantly sidelined.

That being said, make sure you're storing away some dry powder just in case it does happen. when markets crash so does credit so everyone who thinks they are going to swoop in unless they have Actual cash or are 1% er s are going to be on the sidelines looking in.

That alone can cause the self fulfilling prophecy effect.You should be happy though, there will be more for you to snap up :-) I have sat the sidelines since last December (but purchased >$4m worth in December) and currently will only enter for a great deal or great value add.  

A lot of smart RE investors are sitting on the sidelines.  

You are right, you can't sit on the sideline and expect the opportunities to flow to you, you must be active.

The data is a little stale, but the Fed bank of Minneapolis estimates banks are holding more than $2 trillion in excess reserves.There is also a lot of liquid capital on the sideline looking for somewhere to go.
