Test driving a new car without a driver's license would be the equivalent of a potential tenant spending a night and making dinner in the property before submitting an application. 

You can expense dinners, miles, clothes, office space, cell phone, wifi, and education when you have an LLC

One sentence that i want to point out is this "For instance, a friend may want to give you a fancy restaurant dinner to thank you for your help, but someone at your state licensing agency may decide that the meal is a fee.
