The financing aspect of these deals is usually killing my numbers. (30% down and 20 year ARM).Is 30% down pretty typical on lower value and lower unit deals or can I find better?

I have a lot to learn about the process of lining up financing for an investment property, as my only experience with acquiring loans is through traditional mortgages for houses I lived in.I am currently an active duty Army Officer and an AH-64D Pilot. 

I am an Army veteran and currently work as a military contractor.

I have an older army veteran who lost his wife of over 30 years to cancer earlier this year and is now looking to sell what once was their home.

Great story - our daughter is in the Army and has a similar story of deploying to numerous places: Hawaii, NC, MO, and Italy.

I retired from the Army in 2004.

Being an old Army Officer (yes, Brain was a Marine and I out rank him, LOL) I put things in play with a military tone.

The problem was that we didn’t have an exact location of my husbands job, he's active duty Army, until a month after we were in our home so I had to work on an assumption of where it would be.

WillAn ARM is not even close to what I'm talking about.

I recently exited the Army and am using my MGIB to go to school.
