Could you add on a level and go higher with upper level for them?

As in, I do not add on utility charges, late fees, NSF charge, etc....2) From my understanding I am allowed to post this 3 day notice on their front door in a sealed envelope with "IMPORTANT DOCUMENTS" written on it - correct?

It’s an older home (1915) built with a funky layout (essentially kitchen and bathroom were add ons).

I would like to hear what things that might not be common that you guys add on your leases to help protect you?

There are always people who want to join another group and will book an add-on reservation in a smaller property.

I am working on several ADU projects for clients here in So Cal and I tell them that having a 2 bed ADU unit (convert/add on to existing garage or build ground up) is a better long term cash flow plan and not a flip plan.

It already has 2 layers of shingles, needs a cricket for the add-on chimney, new pipe flanges, flashing, kick-out flashing, and vents.

It may sound nice to pay a 5% management fee but the extra fees can add up to be more than the other company that charges 10% with no add-on fees.

I've heard from other investors that it's not only hard to find good contractors if you do find one, they probably don't have the time to add on a new client and they may not work in certain areas of town.
