total annualized return is an automatic calculation. it does the division for you, so if you're doing it ahead of time it's redundant and that is whats affecting the numbers.if you didn't already look at this article, it breaks the feature down in good detail: https://www.biggerpockets.com/renewsblog/2016/05/26/annualized-total-return/

@Russell Brazil@Mary SheaThis sounds a little unconventional but I don't think it's anything to start going crazy and reporting the agent to their broker and or the division of real estate.Let's take a step back and look at the most likely scenario of how this all played out.The seller (Mary) hires the agent to list the property.
