@Chandra Sekhar I haven't seen this listing, but I can guarantee you that the actual expenses to run a property like this one are likely to be higher This is probably a vintage building from the 20's and 30's would be my guess.

Did most research on Zillow, and looked at a few dozen properties before finding this gem-to-be.

I don't recommend Indy for multi family though unless you can find that rare gem.

I pretty much was gearing towards this anyway but the gems that was given there just ignited me even more.

They all are the same vintage, and all need about the same work: new roof; HVAC, windows; kitchen; 2 baths; flooring; paint.

I found all of these on Trulia, so they're not anyone's secret gems... 

Changing realtors might help you, having a good one in your team is always a good idea but not necessarily will dramatically increase your odds of finding a gem in the MLS.
