We typically have professional photographers that we use, that specifically shoot real estate.  

I am very impressed with my business cards with raised lettering and a photograph.  

Tenants complain or leave because they don’t want to live next to it.Homeless sleeping in your laundry room because someone left the gate unlocked.

@Al Williamson I think you could probably do this by having some kind of lock box and giving each tenant a specific code that they could use to unlock it and it could record how long the vacuum was gone after each tenant checked it out.

Lower your rent if your house isn't as nice as the one down the street, especially if it photographs well.   

You will want to well photograph any issues you find and you will want to do it before the open house so nobody can claim that any damage was done at the open house.I'm assuming that they did not give notice to you soon enough and that they are asking to leave two weeks early rather than two weeks later.

We sued but they said it was our builder's fault,  we had no photographic evidence because it didn't occur to us that someone would screw us over like that.  

The lot is the key to unlocking extra value.     

Believe it or not, I ACTUALLY have SOME Moderators get complaints because I put photographs or bolded words... 

I would have photographic proof and perhaps samples of the dog hair as a backup.
