Up until late last year I was flipping homes with min work (new coat of paint, deep cleaning and not much).

You can get these from some office stores, I used a "loan file" source, they are much wider for thicker files.

And any alterations have to be returned to the original condition, or it's considered damage.A fresh coat of paint is pretty much expected when a new tenant moves in.

If I do it I guess I will apply some bondo, then lightly sand it, then coat it with what? 

After it's adhered, it gets a layer of fiberglass mesh (for impact strength) embedded in a base coat, then topped with the color coat of the stucco. 

Be Nordstrom and not Burlington Coat Factory, unless of course there is something else wrong that you need to discount for.

For the cabinets I would just do another quick coat of white paint and switch out the counter tops and hardware.
