This feels like a shake down.

Do you say I'll give $100 emd just sign here, They do, You say thanks and shake thier hand then head for the title company?

Though the cedar shake below is in good shape from what we've seen and I'm leaning towards exposing it and just doing repairs and painting. 

Buy a cheaper, livable property and put down 5% while interest rates are still low.But to directly answer your question, it just depends on how the numbers shake out.

You have to wait the redemption period out if it was done properly or shake the bushes and risk drawing attention.

I've done smaller deals on a hand shake, and others with a formal note and lien against the property. 

I have seen the total swing to be $10,000 with several investors....all one can do is shake their heads at them.  

Will probably file for both these permits simultaneously... just waiting to see how things shake out with the county. 

Plus, with institutional investors showing appetite for large SFH rental portfolios and increasingly getting into the space...I bet you see more traditional looks at SFH properties (applied to the portfolio).As far as my city...Colorado Springs...cap rates are too damn low <shakes fist at air>.
