Had I used a property management company and paid them 8% of rent in fees and 3 times the expenses in maintenance (15% of the rent) because they are sloppy and probably milking the landlords (the usual assumptions folks have), the cumulative profits would've been 435K.

If they left it in good condition I chalk it up to they simply could not pay but if they trashed place or tried to milk not paying when they could have then I definitely would.

Two of the main reasons why BRRRR investors use cash over financing the purchase:1) Often the circumstances and/or condition of these wholesale houses don't qualify for conventional financing.2) Cash avoids two sets of closing costs due to the acquisition loan in addition to the refinance loan after the rehab.If you execute BRRRR correctly you can have far more than 4-5 houses since you recycle capital.

I have duplexes that are $87.18 every 2 months ( That's for 2 - 40 gal containers picked up weekly and 2 - 95 gallon recycling picked up every other week) I have a 4 plex in another town that's $61/month picked up weekly.
