@Wayne Brooks, I'll have to comb through the 3rd and 4th's loan agreements to be sure, but assuming either can pay off a foreclosing senior, and these mortgagee's are individuals and not banks, it seems more likely that I could purchase their notes with the goal of paying off senior debts (in lieu of approaching the 1st and 2nd banks directly).

This passive strategy (when you buy enough properties) can allow you to find freedom from your 9-5 so you can get your hair done at noon on a Wednesday…because you can.Or do you want you want to get in the nitty gritty and find deals and be like the HGTV shows and flip or hold- this is more active investing.

My take on this is pretty simple, and I've said it before.If a man in a suit with lots of goop in his hair were to walk into your office and try to sell you on the idea of making a fortune in port-a-potties, and promised you that, with The Right Systems in place, you could start from the very beginning and throughout the process of building your fortune you would never, ever, ever have to smell poop, would you believe him?

.- Tenants seem good, cafe/smoke shop, dog groomer, hair stylist, detailer, and i forget the other one.- The building has quite a large storage lot in the rear that is not being utilized, this could be used for storage or to house some other type of business like a trailer business, sheds, or anything else - maybe we even have food trucks there.- the owner is my business partners uncle so we have a friendly relationship to work something outThe Opportunity- the owner is asking $400k- the zestimate is $383,300 with a range of $349,000 - $422,000- the owner does have a mortgage on it, zillow records show he paid $285K in 2019, and that a few months before it was sold for $32k, and in 2010 the building sold for $385k - no idea what thats about- a building right next to it which was "mixed use" and had 0 tenants and tiny parking, just a 4 bedroom apartment upstairs, a large garage, and retail shop in the front with $0 income sold for $340k a month agoThings we are unsure about- is $400K a fair asking price?

Of course they were extremely confusing to interpret and I think a lot of people interpret them incorrectly.Worth noting that once I did consult a lawyer, most of the people giving answers on the question online were wrong.This is just something that is going to require combing through the state law and trying to interpret it, and consulting a lawyer if it's not obvious.

That raises the hair on the back of my neck.Did you miss the point that my employee is sort of illegal (not really illegal) because we really do deduct taxes from his paychecks and he files taxes every year through his TIN number, but that is what the story is not about.What the story is about is THIS DUDE DOES NOT EVEN HAVE A FICO score.
