Getting an appraisal just to get a value when you already own something is different.When a lender is hanging their hats on an appraisal for loan purposes the appraisal company has more potential liability.     

When she moved out, there was a huge mess made on the home, (Trash, carpet was left extremely dirty, messy toilets,  dirt and animal fur all over the place and strong smell of cats including evidence of cat claws on the carpet steps.

There is a revitalization program going on in the area but I'm not resting my hat on that.

i dont understand why most people automatically have to put their lawyer hat when the initial question had nothing to do with the legality of the scenario. he was simply asking "which way do you prefer, which one makes sense". 

@James Kirby property  management is a low margin business so you will need to wear a lot of different hats while you scale up.
