I like the area we're in and wouldn't mind buying this house as I grew up coming here all the time and we love it, but I don't want to put all our eggs in this basket and be screwed financially in the long run.

HML are curbing their borrowing due to current rates, so it might be more fruitful for you to partner with a private lender/partner that may be more open to flexible terms if there's enough meat on the deal. 

All of these were with one owner in one large apartment building, in other words, all our eggs we're in one basket.

Might as well chime in with don't do an LLC and eat your fruits and vegetables. 

For the locals to grind it out to eventually bare fruit it might have been worth it to portfolio average their holdings concentrated there. 

@Eric Mayer do you believe it would be wise to put all your eggs in one basket vs spreading it out over multiple different acquisitions to lower your risk?

So I feel that eggs are in that one basket with potentially scary costs that we wouldn't be able to replenish.So, it's more than just investment factors that are causing us to consider it.
