In the last hundred years it's only happened twice: Great Depression and great recession.

I think we should also take into consideration that 2008 was the biggest decline of our economy since the great depression, and the middle class was being laid off left and right.

Some places in the country are still stuck in depressed markets.I also rented to a young couple who made great money as techies in Silicon Valley.

However, this is more of a national/international event and would not be localized to one depressed region.If you have a strong cash flow now, it will most likely stay that way in a downturn.

For such a depressed area of the country, you would think it would be easy to find people to do work and at a reasonable price.
