We corresponded via email continuously until last night and stated that we will still return their full security deposit, granting they leave the house in the condition it was in prior to moving (we have photos of the house prior to their move in) and pro-rate the rent based on the number of days they have stayed in the home, which was from the beginning of the month, once we agree on a date for them to move out.

Finding the correct one is a chore - especially if they reside out of state, don't correspond with you through Facebook, or otherwise have easy to trace connections to you.Also, I'd use multiple trustees and not rely on only one.

However; I have several different people through BP that I correspond with wanting to learn about development/construction, and also real estate agents needing help on various subjects.I actually did my first blog the other day on development, to try to give people an idea of what our process is, etc., and will be doing another one this week.
