( ofcourse put in the lease that you can sublease/do STR.)You Also must add vacancy based on your competitors it should be between 10%-60% vacancy. 

It gives us the same window into what our competitors are charging as Airbnb and VRBO provide for the STR market.Personally, I don't think it is likely that STRs will convert to MTRs in any great numbers.

Those price points there are fewer competitors, but you are looking at a lot more money up front.In short, the market for fixers in Seattle is one of the most competitive in all of the United States, but remains one of the most lucrative.

IE: we have a competitor that advertises they charge $50 per month flat fee for each rental with no up front "leasing fee" for tenant procurement.

I stayed on a few of my competitors' properties and the water jug came in clutch.

I don't see this method being as a competitor to the refinance.
