Investment Info:Small multi-family (2-4 units) buy & hold investment in Carolina Beach.Our first home and house hack is a small duplex built in 1945, 2 blocks from the beach.

Now if new owner doesn't renew, their head is on chopping block for not continuing to have permit in place but are renting it out. 

This property was being marketed as a development deal of an entire city block.

Since the Municipality has separate Lot and Block Numbers for all three parcels, and taxes them using those Lot and Block Numbers, I don't understand why the County Clerk is unable to find them in the County database.This is an interesting situation and I will keep you updated.

They are building a new town center at the corner of my block (literally) with over 1300 new apartment units, 250k sq ft of office, and retail space.

A few things you should know about the market, Philadelphia is extremely block by block, my office is in Northern Liberties where there are 600-700k houses, and a short drive north, and your in the drug capital of the city.

I am assuming that there is a serious drop on one or both sides of the driveway.An economical solution would be Eco Blocks.

There is only really a decent shopping plaza a block away. 

But it happens in the bond market too, and bonds are more similar to homes than stocks, they trade in large blocks, some aren’t super liquid, but still, bonds don’t have leaky roofs and you can buy and sell them way faster than you can buy and sell a home.
