I came across a women who was liquidating her rental property.

Some women friends of mine did a walk through with me and stated they would never rent a place without a tub so I made it happen.

I won't be giving a BP interview any time soon :)2nd one I bought was bigger, did 4K repairs on the 78k purchase and rented for $1050 a mo, little below market but I got 2 women who have contracts at the Univ for 4 years and plan to stay.

But they are hard working determined business women and they pay rent on time.   

If you feel that generous, you should give it to people that are starving to death in Africa or a battered-women's shelter instead of a tenant that wants a nicer house than they can actually afford.

Lemoore, just down the road to the west, is also a good market to look into as the Naval base is getting ready for a huge infusion of service men and women and have some incentive to live off the base because they receive a stipend for living funds.  

Not getting a title search is like playing Russian roulette with 4 bullets in the gun.

I have spoken to very few women who would feel comfortable living there, but the buzz is strong.

The few agents I've talked with seem like yes-men and yes-women all too ready to help because I'm looking to invest in several properties in the near future.
