If it were me, I would expand my horizon to 5 years and...- I would take $10k and do some Day-Trading.

That shouldn't happen given those metrics so a 2nd market crash is on the horizon.

I have looked at Washington Park, Martin Drive, and Uptown west of Loomis a bit, but I want to expand my horizons.

So you can throw all the numbers at my you want but this does not feel like a crash is on the immediate horizon.  

Prepayment penalties are very common in DSCR and are a big tool used to get DSCR rates competitive with conventional rates but even the harshest penalties last for a max 5 years on a thirty-year loan, so if you are a long-term time horizon investor building a portfolio (generally what DSCR loans are targeted to), it doesn't really hurt

A recession is on the horizon, the market will correct, and you'll be able to buy a home for low 200s again and capture equity as it appreciates.
