Use the tax free money to supplement and reduce initial debt, or take out a new private note.   

If you ever want to use real estate to do more than just supplement your income, then you need scale. 

I found me and my wife were being too picky and I had to keep telling myself this is not our forever single family home but it is an( investment property) In my situation I was renting just like you, So even if my 1st investment properly that I would be house hacking didn't cash flow I would be OK with that being that the renter would be supplementing my income , Would leave me paying Say $800 a month to cover my mortgage that's still a whole lot better than the $1500 I was throwing away for rent....

Recently moved to Phoenix this year and looking to supplement my W2 income with real estate. 

With the license, I could supplement my other income while building my investing portfolio and not suffer a loss in cash flow.

My end game goal is 20 properties.Some Facts I have a steady job in software that i am not looking to replace or supplement.

My plan similar to most people here which is to supplement my wife's income and eventually mine for the sake of our kid/family.

If you need to supplement mil's income by paying some of her rent, do so directly.

Especially as social security and medicare get parachuted in as income supplements.
