However, you also want to prove to whoever your cosigner will be that you are both trustworthy and able to manage a property/tenants.

You just need to make sure the team you have in that desired state is trustworthy and knowledgable, being realtors, lenders, property management, contractors, etc.

When money is on the table, people are not trustworthy.

If you don't have anyone you feel is trustworthy, you can utilize NDAs. 

Best to have *personal* relationships with a few good trustworthy investors who have the funds and can make a quick decision in my opinion.
