Of course they ALL, EVERY SINGLE ONE, has an excuse for that, and excuses are like .... well you know the end of that sentence.  

But buyers and sellers communicating directly isn't as bad as realtors make it out to be.That last little sentence contains thousands of dollars in heartbreak for some overly excited buyers/sellers who thought they would take matters into their own hands and go around the agents.

This was really driven home to me when I listened to podcsat #1 and the guest used the filler phrase 'you know' in every second sentence.

So I prefer, in this situation, to focus on which smaller places are winning bigger in this case than the larger cities are losing.Your last sentence - 100% accurate.  

Also, on the 1099 instructions there are several sentences that mention closing attorneys and/or title companies, but again, no requirement that the person doing the closing be an attorney or a title company.I'm a big believer in the Bill of Rights and the 10th amendment and I suppose that the 10th amendment is one of the reasons that RESPA does not apply to cash transfers of property.
