Not an emergency and it's probably a bad compressor that has burnt up due to dirty coils, likely clogged with dog hair. 

Even the cleanest dogs have oils in their skin and hair, and all carpet will eventually smell of animals in houses that have animals, no matter if they have "accidents" or not. 

The hair dresser lady needs to be told to either sign the lease by XX day or tell her you will not be renewing.

I didn't rent to people who didn't respect me or value my time.And, I agree with roommates/couples you put them on the lease and then only do month to month agreements, because odds are, they will break up and you'll be dealing with this scenario.The only times I didn't include all adults on a rental agreement, I then gave written permission to the tenant to have a long-term guest, which could be revoked at any time.But, really trust your hinky hairs. 

Problem solved.What her PM did, was send their maintenance guy over there (and charged it against the account) and the PM supervised this (charged the account), maintenance guy says a new breaker box is needed and an electrician needs to come put one in, and they called one and had him put one in, (and charged against the account the electrician and new breaker box, and time for their maintenance man to supervise the electrician, and the PM to supervise them all).And they never called my daughter who would have said - "Just tell her she can't plug in 500 hair dryers at the same time."

And just before that, there was a screaming, hair-tearing incident outside the building where his former girlfriend and the new girlfriend were have a cat fight right outside the building.  

Surfaces were not wiped and there was cat hair everywhere (no pets were allowed.)  

The bolts were tight, but I was able to push it a hair.

No place to set down the curling iron or hair dryer. 

You need to be competitive in your local market so do your local homework Regarding appliances - you only need to be a hair better than your local competition.
