He/she may be shooting themselves on the foot more then one way.

It’s very competitive here so it’s tough to get your foot in the door.

I could build a 4,500 square foot building.

I assumed a vacancy every two years.My capital reserves are figured at $.67 per square foot of house per year.Hope this helps.Bill

When I sold that house (back in the 90's), it went for the highest price per square foot in that neighborhood of about 800 homes and that is still the case to this day!  

The price per square foot is also about 25% higher than SFR in the same area/age/etc.  

I am also open to a new build for $110-$130/foot not too far from the Summerville area.

I'm now 30 with two kids and unfortunately following in there foot steps of financial distress..

So let me ask you, what would a 2,000 square foot house, built after 2001, cost and rent for in Orange Crest, or Indian Hills, or Lake Hills, or La Sierra, or any other middle class area in your market.  

It's a 1200 square foot classic rectangular ranch house.
