Could you somehow make a separate entrance to the rental and only share a hallway to create more privacy?

Now, I'd be lying if I said that the entrance into an Italian investment property wasn't passion-driven - it certainly is.

Currently I have fresh paint on the house (inside and outside), new doors (Garage and entrance), Solar Panels (10K system w/ LG Battery), and exterior aesthetics upgrades.

As long as you have the knowledge of the market you're interested in and the education  to intiate your entrance and exit strategy.

There's a loft upstairs that can be used as a living room and I can add a microwave and fridge to the laundry room, and the entrance would need to be shared between myself and the tenant.- Rent out the entire kitchen, living room and upstairs and I live just in the bedroom and garage.

If I could go back, I would get myself into a house that had a separate entrance or try to go for a multifamily property. 

There's a lake about 12 minutes away and the south entrance of Yosemite is 40 minutes away from us.  

I am definitely open to single family homes with a separate entrance.

Would love to convert into a duplex with separate entrances.

We are not comfortable with sharing rooms with the tenant, so a separate entrance such as an ADU would be ideal.
