I can drive across town (30 minutes), work for 1 hour, then drive back home and still get about 5x more work done on a real computer than if I was trying to swipe and click on a phone all day long.Tenants on the other hand login to just pay a bill or look at their balance. 

Offer a little more than your area competitors.

Two of our competitors in Las Vegas, who do less volume than us, have an insurance company that funds their deals.

If, on the other hand, a newer, bigger competitor in the neighborhood might portend the tenant's slow demise and eagerness to complete their original term.Another way of gaining insight is to go to the restaurant and speak to the manager.

Plus if the card hasnt been swiped thru a terminal or imprinted then you have nothing to stand on.

You also swipe left and right on the properties.

The information shared could be a competitor if a tenant or another property owner close by etc.Lot's of reasons.Some require a CA for basic OM's and others do not.

Because 3-4 weeks is proven to work but there is more saturation in competitive markets so there's a higher chance your competitor lands a piece when the seller is finally distressed or motivated if you're mailing closer to the 4 weeks like them.
