I am about to put an offer in for a duplex in Austin and my lender informed me that I would have to have a rental lease agreement showing the arrangement is in place for at least $1700 rent for my tenant (because I am using the projected rental income as part of my loan) BEFORE CLOSING.

The numbers for expenses are what I am using as a standard, I know I am off on insurance (I don't know how to estimate, but the email is sent to my insurance agent and it's Christmas so I don't expect an answer today) but I don't know what other numbers could use polishing.

My questions are: Can I maintain the illegal basement apartment and also rent out the space that I am using and do it legally, with lease protections, and treat it as an investment property in the eyes of the IRS/banks (for DTI purposes)?

Each post takes up more screen room with a blurb from the post below it.I liked the old one better.Not because I was used to it, but it displayed more info on the screen w/o scrolling.Also, how the post would update showing the last poster to comment, vs the OP being frozen there was a nice look.I personally preferred that feature.With the BIG look to each post, when they are listed it seems 7th grade-ish compared to the tight method it was before.Aimed at kids in middle school.I like the old way better for those reasons, not because I am used to it.Good Luck!
