It's the other way around - GRM = Price/GOIHere are the steps you need take:- calculate gross potential rents based on the market survey of similar properties. if it is close to current gross rents, move on to the next apartment. - subtract economic vacancy from GPR above- add other income if any- subtract expenses (use numbers from NAA survey for regional averages per unit)- divide by the exit cap rate (current cap rate plus 0.1% per year)- subtract your anticipated capital gain (e.g. 20%)- subtract your rehab costs and closing costs.The result is your offer price.Nick

The contract I am filling out breaks down closing cost as followed:Seller Costs: 1) Taxes on deed. 2) Recording fees for documents needed to cure title. 3) Title evidence (if applicable).Buyer Costs: 1) Taxes and recording fees on notes and mortgages. 2) Recording fees on the deed and financing statements. 3) Loan expenses. 4) Title evidence (if applicable). 5) Lender's title policy at the simultaneous issue rate. 6) Inspections. 7) Survey. 8) Insurance.

As far as your design team (I would hire an architect but understand that a house designer is less expensive- but there may be more information left out of the plans) ask:What kinds of preliminary investigation report do you need to begin design: geotechnical report, wetland biologist report, ALTA survey, title report, etc?
