It could be summed with one sentence: "Over the next 4 years, I want to wholesale properties, start a rental business, and buy vacant land".In my opinion, you're doing this completely backwards.

The above sentence has worked well for me.  

If I can summarize my approach toward appreciation into 1 sentence it would read:When it comes to Buy and Hold Real Estate Investment, only experienced investors with deep pockets should "gamble" on the uncertainty of appreciation while all other investors should avoid considering appreciation as part of a purchasing decision.It's shortsided to claim "no one should evaluate for appreciation."

Also I wanted to apologize for the bad sentence structuring I was clocking in at work as I wrote the post but overall all is good.
