My guess is you are being really optimistic with repair costs. 

@Russell Brazil - Without getting political either way, I find it interesting that the BP members who express concern about politics affecting the markets negatively all seem to live in areas that leaned Democrat, and all of the BP members who are optimistic about the economy seem to come from areas which have been hit really hard the last 10-15 years, and just turned out in a big way for the Republicans. 

Franchisees are generally always optimistic on sales potential and I am conservative.

I felt I was very confident in my ability to quickly go out and get my first property shortly after starting and was very optimistic about how i would do it. 

I hear you about banging your head on the wall, I completely understand the feeling, but I am eternally optimistic which hopefully will serve me in this industry and if not at least I'm not getting down about it at the moment anyway. :) I'm keeping my eyes and ears peeled for properties, I'm thinking I need to start engaging more bird dogs...hopefully persistence will pay off in this market!

I think it could  be a bit too optimistic in getting a house for 100k total investment and renting it for $1200.

I think 6% is way too optimistic.

95% occupancy seems like a very optimistic target over time.
