I would go to the resident and -- if the wardrobe is their idea of cool yard art -- see if there's a substitute that you could buy and swap at Walmart, or at least paint is a "park-service green" so that it's less offensive.

With lending standards just now beginning to loosen from a historic tightening, I find it bizarre (and frankly, offensive) the idea that Private Mortgage Insurance will now be something that will be permanently affixed to all FHA backed loans...even long after the property has the 20-25% equity that has formerly resulted in PMI's vanishing.It's as simple as this: If the bank is going to hold potential homeowners to high standards, that is fine by me but stand by your underwriting process.

In MD (not sure about VA and DC), operating without a MHIC license (the type of license required to work on residential properties) is an offense subject to imprisonment (first offense up to $1K fine a/o 6 months imprisonment - 2nd and subsequent, $5K/2years max).On another note, pulling permits requires proof of WC coverage (or waiver) and insurance coverage valid only if permit pulled... nice!
