We are closing on our first SFR next week and are looking for more.I think as long as you can cover your holding costs comfortably and have a long enough horizon, then appreciation isn't any riskier than cash flow. 

With your first rental on the horizon, ensuring that you get a good tenant will make your life so much easier.

Evaluating cheaper BRRRR properties would have widened my horizons and I could have possibly landed a better deal.

Finding the right properties to invest in are important, but this will be a slow, but sure fire way to build equity and pick up units over a 5-7 year time horizon.

I'm looking for something <500-600K, which will generate decent rental income and will appreciate over time (10-15 years time horizon). 

We are seeing the fallout with paused prefs and capital calls and I think MF has a lot more carnage on the horizon.
