@Pedro Martins Of course you would get that impression you probably think I was handed everything I have ever gotten and never had a rough knock in my life :)Social welfare long term simply is not sustainable.. out here in our area the west coast we have issues with Illegal Mexicans using our emergency rooms as their every day doctor.. they know they cant be refused. and they know they don't have to pay so they just sit in the emergency room until its their turn.

My tenants have included four teachers from foreign countries who shared an apartment, Doctors doing their Residencies at local hospitals, and single working professionals who are ok sharing the kitchen and bathroom.My minimum lease term is 1 month, but the majority of my tenants stay 2+ years.As Maurice stated, they are focused on their jobs, and don't care that the apartments do not have dishwashers, washer/dryers, marble countertops or the newest appliances.

I could live just off the pension if necessary, even with the rentals vacant, but I could also go back to work very easily; I have a doctorate degree in a high demand field with many years of experience.This is not to say that a total disaster couldn't happen, the perfect storm, that would wipe out all of my contingency plans; economic collapse where I couldn't find a job and my other investments were wiped out, the state's inability to pay my pension, etc.
