Competition is what keeps us from getting fat, lazy and arrogant.

@James Wilcox Just a couple of simple questions below regarding the new eviction moratorium.Who is going to verify that tenant have done everything they can in order to pay their rent?

I am well aware it’s a huge amount which is exactly why I want to try and be as smart as I can In doing something about it.

Most owner operators live like FAT CATS when business is new and sales are strong and suck out the cash flow.

I would rather buy dry cows and feed out for 90 days to get white fat than do cow calf or feeders.  

Doing it the other way, I can get fat returns and acquire 20 properties in the same time frame while still having tons of liquid cash  available.

I guess that's partly because I don't feel I have a whole lot to offer, but having reflected on that idea a little bit, I decided I'd start contributing in whichever small ways I can in an effort to give back something to this online community to whom I owe so much. 

On the retail side, they are fat with overhead most times and it is negatively affecting pricing because margins have compressed and they struggle to adjust.
