@Joel Wilmoth, I didn't know 'political affiliation' had anything to do with a con man?  

I'm not sure I agree with California's mandate, and I'm not sure how it will be implemented when many homes aren't suitable for solar, however I hate to see solar categorized as liberal/bad technology when it's actually great technology that benefits everyone regardless of political affiliation.

When we looked at Encore, they told us exactly that: if not rented through their Property Management companies / affiliates, folks would not have access to the club facilities...  

Being a broker is way more than simply inserting yourself in the middle and collecting a referral fee (do Affiliate Marketing if you want that).

Crowdfunding is a great option also, but as said before, you invest in a diversified selection of properties, you can't pick a property (unless you're an accredited investor).If you're still not satisfied with that, then I do know some operators which have investment mins that do fit your criteria, DM me if you're interested in learning more about them (I am not affiliated with them by any form, and I won't make a penny if you decide to invest with them or not).
