Ugh.Perhaps some sponsors do it because they don't know how to accrue a preferred return properly, so if they just make the distributions they don't have to track it.

FYI, out of curiosity I ran the numbers for this deal assuming a house-hacking strategy, with you occupying the studio and using the 1- and 2-bedrooms as Airbnb rentals. 

Owners are allowed to work through deals at a significantly lower price and this allows them to actually accrue more cash flowing units and work into more deals.

Since I generate approximately 30% cash-on-cash in my investment properties and businesses, I do not focus my efforts on finding the best interest-accruing deals.

I have a couple of credit cards (both maxed at 1k and both are accruing late fees).From a purely hassle and tax free maximize return perspective, the credit cards and $20k student loan at 11% gotta go. 

But my curiosity has me thinking of if I got the property cheap enough would putting central heat and air in the home fit in a construction budget
