@Nick Ragland, What have you done on your taxes for the last 2 years and why do you want it to be classified as a rental?

The investment will either be classified as debt or equity.

Hi Everyone, I just recently put an offer on a duplex in Cleveland area and one of the units is classified as affordable/section 8.

When I apply for an EIN for my mulit-member LLC the IRS classifies it as a partnership by default.

A financing contract, even if made for a business purpose, may be classified as a residential loan by the nature of the collateral, the intended outcome or initial intent, and in some questions it comes down to is this more like a donkey or a zebra, it may go either way.

If anyone in PR has any information on where to find good deals (other than classifieds, zillow, point2home and property shark), please send me a message. 

Mine is doing what I would classify as poorly this year but I'm in a market just dripping with inventory (Orlando/4 Corners).

If you look at Real Estate Events & Meetups under Real Estate Classifieds, you can see if folks have posted about meetups in your area by changing the location to Indianapolis.

@Quin GreenIf you are going to be chasing mortgage sales, then it behooves you to follow the Ontario Gazette (Royal Gazette) and the classifieds section of the local newspaper for properties headed to mortgage sale.When an interesting property comes up, attend the auction - if for no other reason than learn the upset price and learn if it sells.
