The OP can decide for himself what amount of value he wants to place on said risk given his intended time horizon and exit strategy.

Indeed, low interest rates and affordable property costs are not on the horizon.

these are called syndications, and are usually for 5-7 year horizon projects, but can be for much longer as well. 

Expand this horizon to 20, 30 or 50 years and the numbers become insane.  

The flipping & lending businesses have been great these last 10 years or so, but there are now clouds on the horizon.

Within some time horizon we need to be prepared to meet liquidity requirements under this 'bad' scenario.I'd be really curious on others thoughts here. 

Prepayment penalties are very common in DSCR and are a big tool used to get DSCR rates competitive with conventional rates but even the harshest penalties last for a max 5 years on a thirty-year loan, so if you are a long-term time horizon investor building a portfolio (generally what DSCR loans are targeted to), it doesn't really hurt
