It will only take you 4 years paying just the DP...and, if you start out with that sane $100k, you start out with 5 properties, with all 5 appreciating at the same time...starting at the same $100k in value for each property (that's a $500k value vs only $100k), plus all 5 properties are recovering their $20k simultaneously in only 4 years, and...$25k/year in PCF.

That being said those contact several agents from same area simultaneously will not get much help as other agents actually talk to each other and who their investment clients are.

We're also considering setting up an LLC to hold ownership of the 4-plex and any future properties.Questions:-What is the best approach to cashout as much equity from the 4-plex while simultaneously transferring ownership to a newly created LLC, or should we be considering something else?

But in a nutshell, you (ideally) do not close on the home - you resell it before you close the contract and do a collapsed or simultaneous close.

Hi, @Brittaney WoodsI a South Florida wholesaler and I know from experience that Craigslist is not the best way to get a quality seller leads....Its more hit or miss.I can tell you that bandit signs will definitely work better than craigslistand it you have the budget, direct mail will work even better that bandit signs.Eventually you will want to get to a point where you can have multiple streams of marketing running simultaneously.

This has several issues today, deeds being executed simultaneously, circumventing foreclosure laws, pre-arranged deeds not being accepted for conveyances, besides all the abuses that were involved with these deals.It's just better to use a note and deed of trust for seller financing.
